# Loulé property prices by parish: Almancil, Quarteira, Vilamoura or Loulé town?

> Loulé has the highest asking prices of any Algarve municipality, at €5,194/m² on idealista in September 2026. Recorded sale prices differ sharply inside the concelho, from €5,396/m² in Almancil to €2,948/m² in Loulé town and lower inland.

## The short answer

[Loulé](https://www.homiberia.com/en/buy/loule) is the most expensive Algarve municipality on asking prices. Idealista put it at €5,194/m² in September 2026, ahead of [Lagos](https://www.homiberia.com/en/buy/lagos) (€4,729/m²) and [Albufeira](https://www.homiberia.com/en/buy/albufeira) (€4,194/m²), against an Algarve figure of €4,216/m².

That headline hides a wide spread. On INE's recorded sale prices for the 12 months to Q1 2026, Almancil was €5,396/m², Quarteira €4,444/m², Loulé town's two parishes about €2,900–€2,950/m², and the inland parishes between €1,258/m² and €1,866/m². Where in the concelho you buy matters more than the concelho itself.

## Why Loulé tops the Algarve index

The concelho figure is pulled up by its coastal parishes. Almancil's median sale price of €5,396/m² and Quarteira's €4,444/m² both sit well above the concelho median of €4,091/m², while Loulé town and the inland parishes sit well below it.

New-build stock adds to it. In Loulé, new dwellings sold at a median of €5,032/m² against €3,898/m² for existing homes. Across the Algarve the same figures were €3,573/m² and €3,158/m², so the new-build premium is much wider in Loulé.

On recorded sales, Loulé's median of €4,091/m² compares with €3,240/m² for the Algarve as a whole. Loulé rose 20.3% on a year earlier (from €3,401/m²); the Algarve rose 15.1% (from €2,814/m²).

## Asking prices and sale prices are different numbers

The €5,194/m² figure is idealista's median asking price: what advertisers ask on the portal in September 2026. INE's €4,091/m² is the median of prices homes actually sold for, over the 12 months to the end of Q1 2026. They measure different things over different periods.

> **Warning:** Do not read the gap between the two as the discount you can negotiate. Use INE sale prices to judge what homes in a parish have really changed hands for, and asking prices to understand what sellers are currently asking.

## Prices by parish inside Loulé

INE median sale prices per m², 12 months to Q1 2026, with the change on a year earlier:

- Almancil: €5,396/m² (+0.4%, from €5,374/m²)
- Quarteira: €4,444/m² (+16.5%, from €3,815/m²)
- Loulé (São Clemente): €2,948/m² (+22%, from €2,417/m²)
- Loulé (São Sebastião): €2,899/m² (+25.1%, from €2,317/m²)
- Boliqueime: €2,852/m² (+13.5%, from €2,512/m²)
- Querença, Tôr e Benafim: €1,866/m² (+25%, from €1,493/m²)
- Alte: €1,554/m² (+36.6%, from €1,138/m²)
- Salir: €1,258/m² (+48%, from €850/m²)
- Ameixial: not published (INE publishes no value where there are too few sales)

### Almancil and Quinta do Lago

Almancil is the dearest parish in the concelho on recorded sales, at €5,396/m². It was also the flattest: up just 0.4% in a year, while every other published parish rose by double digits. Buyers here are paying the highest price level, but not chasing a fast-rising one.

INE reports by parish, not by resort, so there is no separate official figure for Quinta do Lago. Treat the Almancil figure as a parish-wide median, not a resort price, and check which parish a property is registered in.

### Quarteira and Vilamoura

Quarteira recorded a median sale price of €4,444/m², up 16.5% in a year. It is the second most expensive published parish in Loulé, about €950/m² below Almancil.

INE publishes no separate figure for Vilamoura. The parish medians are the nearest official reference, and a parish median blends very different properties, so compare individual homes on their own sale evidence.

### Loulé town

The town's two parishes, São Clemente (€2,948/m²) and São Sebastião (€2,899/m²), sold at roughly 45% below Almancil. They also rose faster, by 22% and 25.1%. This is where the concelho's services and civic life are based, at a price level below the Algarve median of €3,240/m².

### Boliqueime and the inland parishes

![Whitewashed houses on a hillside in the inland Loulé countryside](https://images.unsplash.com/photo-1727961673785-689cad093cc7?ixid=M3w5ODQ4OTl8MHwxfHNlYXJjaHwyfHxMb3VsJUMzJUE5JTIwQWxnYXJ2ZXxlbnwxfDB8fHwxNzkyNDk2NjQwfDA&ixlib=rb-4.1.0&q=80&fm=jpg&fit=crop&w=1200)

Boliqueime sold at €2,852/m², close to Loulé town. The northern parishes are far cheaper: Querença, Tôr e Benafim €1,866/m², Alte €1,554/m² and Salir €1,258/m². Their large percentage rises (up to 48% in Salir) come from a low base. Ameixial had too few sales for INE to publish a figure.

## Which part fits your budget

A simple way to test a budget is to multiply the parish median by the floor area you need. These are illustrations based on medians, not prices for any specific home.

- 100 m² at the Almancil median (€5,396/m²): €539,600
- 100 m² at the Quarteira median (€4,444/m²): €444,400
- 100 m² at the Loulé São Clemente median (€2,948/m²): €294,800
- 100 m² at the Boliqueime median (€2,852/m²): €285,200
- 100 m² at the Querença, Tôr e Benafim median (€1,866/m²): €186,600

> **Tip:** If you are weighing new against resale, use the concelho split: new dwellings sold at a median of €5,032/m² and existing homes at €3,898/m². The same floor area costs noticeably more new.

## Is the Loulé premium worth it?

It depends on which premium. The coastal premium is real: Almancil and Quarteira sit far above the rest of the concelho and above the Algarve median. But Almancil barely moved last year, while Loulé town and the inland parishes rose between 13.5% and 48%.

If you want a Loulé address without the coastal price level, Loulé town and Boliqueime trade below the Algarve median. If you specifically want the coast, budget for Quarteira or Almancil levels. Past changes do not predict future ones, and the data shows prices, not rental yields or lifestyle fit.

## Services, schools and daily life

The Câmara Municipal de Loulé publishes its public services online, including education and youth (Educação e Juventude, and the Loulé Cidade Educadora programme), libraries, transport, social support, housing, sport, the Espaço Cidadão and online services. Look through its education and transport sections before committing to a parish.

The council also lists the Estação Náutica de Vilamoura, the Cineteatro Louletano, the municipal museum and the Mercado Municipal in Loulé town, and says a shared bicycle system, VELA, is to be introduced in the concelho. A municipal tourist tax (Taxa Municipal Turística) also appears among its listed services.

## Costs and checks before you buy

- Taxes: budget for IMT (transfer tax) and stamp duty on purchase, and annual IMI. Check the official current rules and rates before you commit.
- Finance: compare any loan offer against official mortgage lending statistics and Euribor data.
- Residency: if you are moving from outside the EU, check the official residency and visa procedures for Portugal.
- Price evidence: ask for recent sale evidence in the property's own parish, not the concelho headline.
