Price from what homes actually sell for, not what sellers ask. In September 2026 Algarve asking prices reached a record €4,216/m² on Idealista, while INE's median recorded sale price was €3,240/m² in the 12 months to Q1 2026. A realistic autumn price sits on evidence of sales, adjusted for your concelho, size and condition.
The short answer: anchor on sold prices, use asking prices to read the competition
Two figures matter when you price an Algarve home. Idealista's index says the median asking price across the Algarve was €4,216/m² at the end of September 2026, a record high and 7.8% above a year earlier. INE's official figure says the median price dwellings actually sold for in the Algarve was €3,240/m² over the 12 months to the end of Q1 2026.
The first number tells you what other sellers are hoping for. The second tells you what buyers have actually paid. Start from the second, then use the first to see how your home will look next to the competing listings a buyer scrolls past.
Asking prices by concelho: what Idealista's September 2026 index shows
Idealista measures the median price per m² of built area that advertisers ask on its portal. These are asking prices, not sale prices. Its September 2026 Algarve release gives this picture by municipality:
- Algarve overall: €4,216/m² asking, up 7.8% year on year, a new record.
- Most expensive concelhos: Loulé (€5,194/m²), Lagos (€4,729/m²) and Albufeira (€4,194/m²).
- Biggest annual rises: Monchique (+26.3%), Vila Real de Santo António (+14.9%) and Faro (+14.3%).
- Spread: asking prices in Loulé are more than four times those in Alcoutim.
Idealista's national release adds that Faro city had a median asking price of €3,924/m² in September 2026, and that national asking prices were €3,228/m², up 7.9% on the year but broadly flat on the quarter (+0.5%).
Is asking-price growth slowing?
There are early signs of easing. In Idealista's August 2026 release, the Faro district (the Algarve) showed annual asking-price growth of 8.7% and Faro city 18.3%. By September those figures were 7.8% and 14.3%. Prices were still rising, but more slowly. Sellers should not assume the next few months will add value on their own.
Sold prices: what INE's official data shows
INE publishes the median price per m² of dwellings actually sold, from recorded transactions, over rolling 12-month periods. For the Algarve, in the 12 months to Q1 2026:
- All dwellings: €3,240/m², up 15.1% on the €2,814/m² recorded a year earlier.
- New dwellings: €3,573/m².
- Existing (resale) dwellings: €3,158/m².
Most private sellers are selling an existing home, so the €3,158/m² resale figure is the more relevant regional benchmark. INE also publishes values by municipality, but publishes nothing for an area with too few sales. Small inland concelhos may have no official figure at all.
Why asking and sold prices differ, and how to read the gap
The Idealista asking figure for the Algarve is clearly higher than INE's sold figure. Do not read the difference as a standard negotiation discount. The two series measure different things over different periods.
- Different events: Idealista records what advertisers ask. INE records what deeds show was paid.
- Different periods: the Idealista figure is a September 2026 snapshot. The INE figure covers the 12 months to March 2026, in a market both sources show rising.
- Different stock: homes that sit unsold stay in asking-price data. Only homes that completed appear in INE's data.
- Same unit, different source: both are per m², but the asking figure depends on the area each advertiser states.
The practical reading: if your asking price per m² sits well above the concelho's asking median, you are asking more than most competing sellers, who are themselves asking more than recorded sales. You need a specific reason, such as condition, view, plot or location within the concelho, to justify that.
A step-by-step way to set your price
- Confirm your built area. Idealista's index is per m² of built area, so measure like for like before multiplying anything.
- Start from sold evidence. Use INE's figure for your concelho if it is published, or the Algarve resale median (€3,158/m², 12 months to Q1 2026) if not, as your floor of reality.
- Check the asking ceiling. Compare with Idealista's September 2026 asking median for your concelho, for example €5,194/m² in Loulé, €4,729/m² in Lagos or €4,194/m² in Albufeira.
- Adjust for the specific home. Condition, age, energy performance, outdoor space, parking and exact location move value within a concelho more than any regional average.
- Look at current competing listings of the same size and typology. That is the set buyers will compare you against.
- Set a price you can defend with evidence, and agree a review date with your agent before you list.
Why overpricing in autumn is costly

A well-priced home can sell quickly. Idealista reported that about one in eight homes advertised for sale in Portugal in Q3 2026 sold in under seven days. The listings that move fastest are the ones buyers see as fairly priced from day one.
An overpriced listing does the opposite. It loses its first, most-viewed weeks, and then usually needs a price cut. Buyers who track the portals notice a reduction and may wait for another. Listing in October with a price above the evidence means doing that through the months before spring. With asking-price growth already easing, waiting for the market to catch up with an ambitious price is a weak strategy.
What the data does not tell you
Neither source gives a single negotiation margin for the Algarve. The available data does not measure how much Algarve prices or sales volumes change by season, or how fast homes sell in each concelho. INE's latest local sold figures also run only to Q1 2026, so they lag the September asking data by about six months. Treat both as ranges to reason with, not a formula for your property.
