This Privacy Policy governs how Homiberia processes Personal Data collected through our website homiberia.com, related mobile applications, and other services provided by Homiberia (collectively, the "Services").
The terms "Homiberia," "we," "us," and "our" refer to Homiberia and its subsidiaries and affiliates. By using our Services, you accept the practices described in this Privacy Policy. Your use of our Services is also subject to our Terms of Use, including limitations on liability and dispute resolution terms.
1. Collection and Use of Personal Data
"Personal Data" refers to any information that identifies an individual directly or indirectly. Personal Data does not include information that has been anonymized or aggregated.
A. All Users of the Homiberia Sites and Applications
The Sites automatically collect and store information from both registered and unregistered users during every interaction. This information includes IP address data, cookie information, browser information, activity details (like pages visited, properties viewed or saved, and claimed properties), and referring URL. The Homiberia Applications may also collect mobile device IDs (e.g., IDFA, AAID).
Geo-location information is collected with device and/or user consent, and may be used to provide location-specific services, such as nearby home listings or home-selling information. IP addresses may also be used to approximate location and personalize the user experience.
This collected information may be used to diagnose technical issues, analyze trends, customize user experiences, and manage the Services. IP addresses may be shared with third parties for website user survey analysis.
Additionally, the information may be used to improve the targeting of information about Homiberia's Sites and Services, including displaying more relevant content, matching users to public record listings, tailoring advertising on third-party platforms, and sending targeted messages via email and/or push notifications.
B. Automatically Collected Information.
We automatically collect data from visitors using our Services, including IP addresses, including data about your device and network, such as your IP address, IMEI, MAC address, mobile carrier, and other unique identifiers. We may also collect information about your user settings, cookie identifiers, browser, operating system, location, and Internet service provider.
Additionally, we may track the pages you visit before, during, and after using our Services, as well as information about the links you click and other details about how you interact with our Services. This information may be associated with your accounts and other devices.
Our Website also uses Google Analytics cookies. We use the free Google Analytics tool to collect and analyze our Websites’ statistics. Google Analytics mainly uses first-party cookies to report on visitor interactions on our Websites. No personally identifiable information is collected by the cookies, and they are only used for the statistical collection of data like visits and page hits.
Google Analytics’ cookies store IP addresses but we cannot link those addresses to any individual or path through the Websites. Google uses the cookies to get information and assess visitors’ use of the Websites in the form of statistical reports that we can access. The Google Analytics’ code is incorporated into the Websites’ code, which means that our site serves the cookies, but Google has access to the cookies.
Google Analytics’ terms require us to reproduce the following wording in this Privacy Policy:

The information generated by the cookie about your use of the website (including your IP address) will be transmitted to and stored by Google on servers in the United States.
“Google will use this information for the purpose of evaluating your use of the website, compiling reports on website activity for website operators and providing other services relating to website activity and internet usage. Google may also transfer this information to third parties where required to do so by law, or where such third parties process the information on Google’s behalf. Google will not associate your IP address with any other data held by Google.
“You may refuse the use of cookies by selecting the appropriate settings on your browser, however please note that if you do this you may not be able to use the full functionality of this website. By using this website, you consent to the processing of data about you by Google in the manner and for the purposes set out above.”
We use Pixels, and allow your interaction with related social networking services, including Meta, Tiktok and X, all of which may collect data about your usage of the Services.
We and our service providers use server log information for purposes such as calculating Site usage levels, helping diagnose problems with our servers and administering our Websites. These server logs may include information such as your Internet Protocol (IP) address, hostname, browser type, browser language, the date and time of your request, the time(s) of your visit(s) and the web page(s) that you visited. Collecting IP addresses is standard practice on the Internet and is done automatically by many websites.
We may in the future decide to use additional tools to collect and analyze anonymous or aggregated data about our Website visitors and Service users.
We use Hotjar in order to better understand our users’ needs and to optimize this service and experience. Hotjar is a technology service that helps us better understand our users’ experience (e.g. how much time they spend on which pages, which links they choose to click, what users do and don’t like, etc.), and this enables us to build and maintain our service with user feedback.
Hotjar uses cookies and other technologies to collect data on our users’ behaviour and their devices. This includes a device´s IP address (processed during your session and stored in a de-identified form), device screen size, device type (unique device identifiers), browser information, geographic location (country only), and the preferred language used to display our website. Hotjar stores this information on our behalf in a pseudonymized user profile. Hotjar is contractually forbidden to sell any of the data collected on our behalf.
We use OpenAI's ChatGPT ads pixel to learn whether our ads on ChatGPT lead people to contact us, ask us about a property or apply to work with us. It runs on every page of our website. Each time a page loads, it tells OpenAI which page you are on and which page you came from, and OpenAI also receives your IP address and browser details, as with any request your browser makes to a website.
The pixel stores two cookies in your browser. One holds a random code for your browser and lasts one year. The other is set only if you arrived by clicking a ChatGPT ad: it keeps that ad's click code for 30 days. Both codes are sent to OpenAI each time a page loads, so OpenAI can link your visit to the ad. The pixel also keeps a short-lived note in your browser's session storage, which is cleared when you close the tab.
When you send us a question, a viewing request, an offer or a rental enquiry about a property, the pixel tells OpenAI that a lead was sent. To match it to an ad, it also sends your email address, phone number and name, first turned into a code in your browser, so the details themselves are not sent. If OpenAI already holds the same details, for example from a ChatGPT account, it can use that code to recognise you. The same happens when you use our contact form or apply for a job through our careers page.
Our own server also tells OpenAI about each of these leads, so a lead is counted even if your browser blocks the pixel. It sends the same coded email address, phone number and name, the pixel's two cookie codes, the address of the page and your IP address and browser details.
With a lead, the pixel may also send a town, region, country or postcode it picked up from fields you filled in on our website, such as our location search box. These are sent as you typed them, not turned into a code. OpenAI uses all of this to measure our ads, under its own privacy policy. You can block or delete these cookies in your browser settings (see Section 3.A).
C. Property Viewings and Event Registrations.
When scheduling property viewings, attending Homiberia-hosted events, or requesting information, you will provide us with personal details, including name, contact information, preferred dates, and communication records. This information allows us to manage appointments, verify identities, respond to inquiries effectively, and enhance our client relationships. When you meet up with one of our agents, the agent may ask you to verify your identity and may even ask to see a photo ID.
D. Homiberia Clients.
When you are getting ready to buy or sell a home and you start working with our coordinators and agents, you become a Homiberia client. As part of the home purchase or sale process, you will need to provide extensive information as is customary for a home purchase or sale transaction. This information can include, without limitation, your name, address, phone number, email address, financial or payment information, including without limitation, buyer loan pre-approval documentation and seller property information.
We may ask you, as a buyer, for loan pre-approvals from a mortgage broker or lender to determine which homes are in your price range and to help you make an offer more quickly when you do find a home. You, as a seller, may be legally required to disclose certain information about your property to prospective buyers.
Once you sign a listing agreement or buyer agreement with us, your relationship with Homiberia is governed by that agreement, as well as our online Terms of Use and this Privacy Policy.
E. Marketing and Promotional Activities.
We send marketing and promotional communications to users who explicitly consent or have shown interest in our Services, including, without limitation, email, SMS text messages, push notifications, telephone calls, and direct mail. Individuals may also subscribe to Listing Alert Emails or other notifications. Homiberia may send you Homiberia-related news and surveys in accordance with applicable law. You can opt out of such communications anytime by using the unsubscribe link provided in each communication.
F. Communication Recordings.
Telephone conversations with Homiberia representatives may be recorded and stored for training, quality assurance, compliance, and record-keeping purposes.
G. Feedback and Surveys.
From time to time, we may invite you to participate in surveys or provide feedback regarding our services. Participation is voluntary, and all information collected will be used strictly to improve our offerings.
H. Sharing with Friends or Colleagues
Homiberia's Services may allow you to share or forward content to a friend or colleague, such as an email inviting them to use our services. Any email addresses you provide will be used solely to send the content or link you request and in accordance with applicable law.
I. Interactive Features
Homiberia may provide interactive features, including social media pages, chat services, and forums. Information submitted or made available through these features may be collected.
