Albufeira Property Prices in 2026: What €/m² Buys You in Guia, Ferreiras, Olhos de Água and the Old Town

Homes in Albufeira sold for a median of €3,354/m² in the 12 months to Q1 2026, up 10.3% on a year earlier, according to INE. Guia and the Albufeira e Olhos de Água parish sit above that level, while Ferreiras and Paderne cost noticeably less per m².

What does property cost per m² in Albufeira in 2026?

Dwellings in the municipality of Albufeira sold for a median of €3,354 per m² in the 12 months to the end of Q1 2026. A year earlier, in the 12 months to Q1 2025, the figure was €3,040/m². That is a rise of 10.3%.

These are INE figures for recorded sales, not asking prices. They show what buyers actually paid. INE last updated them on 17 July 2026.

How Albufeira compares with the wider Algarve

Albufeira is slightly more expensive than the Algarve as a whole, but prices there rose more slowly over the year. The Algarve median was €3,240/m² in the 12 months to Q1 2026, up 15.1% from €2,814/m² a year earlier.

New-build versus resale

In Albufeira, the gap between new and existing homes is small. New dwellings sold for a median of €3,420/m² and existing dwellings for €3,353/m². Across the Algarve the gap is wider: €3,573/m² for new homes against €3,158/m² for existing ones.

INE breaks Albufeira down into four parishes (freguesias). The spread between them is wide. Guia is the most expensive per m² and Paderne the least.

The Old Town and Olhos de Água fall within the same parish, Albufeira e Olhos de Água. INE publishes one figure for the whole parish: €3,389/m². The official data does not separate the Old Town from Olhos de Água, so treat that figure as an average across both.

Guia

Guia has the highest median in Albufeira, at €3,509/m². It was also the flattest parish over the year, up only 0.6%. For a buyer, that points to a market that has held its level rather than one still climbing quickly.

Ferreiras and Paderne

Ferreiras and Paderne are where a budget stretches furthest. They are also where prices rose fastest. Ferreiras went up 15.3% to €2,671/m², and Paderne went up 27% to €2,028/m². Because both rose faster than Guia, the price gap between them and Albufeira's most expensive parish narrowed over the year.

What does a budget buy in each parish?

A simple way to compare parishes is to price the same floor area at each median rate. At the INE median, a 100 m² home would cost roughly:

  • Guia: about €350,900
  • Albufeira e Olhos de Água (including the Old Town): about €338,900
  • Albufeira municipality overall: about €335,400
  • Ferreiras: about €267,100
  • Paderne: about €202,800

Who is buying in Albufeira?

Albufeira is mainly a second-home and investment market. According to the Engel & Völkers Market Report Portugal 2025-2026, as reported by idealista and The Portugal News, purchases in Albufeira and Carvoeiro break down like this: 43% are second homes, 36% are investments and only 21% are primary, permanent residences.

This affects your decision. If you plan to live in Albufeira all year, expect many neighbours to be seasonal. If you plan to let the property, you will be competing with a large share of other investment buyers.

Costs on top of the purchase price

Budget for more than the price per m². Buyers in Portugal pay property transfer tax (IMT) and stamp duty on the purchase. Owners then pay annual municipal property tax (IMI). The rates depend on the property's value and how you will use it. Check the official rules and rates before you make an offer.
